How small is too small?

I had a lengthy call today from a local resident who shared with me her concerns for smaller lot sizes. I wasn't surprised at all by this comment as it is one of the key responses in the recent "Chittering Tree Changer" survey but I was surprised by what was too small. The general consensus seems to be 5 acres min. People don't want Chittering to become suburbia - rightly so. But min 50 acres (as was offered) I believe is unrealistic for the future.

I don't do suburbia either and agree it would be sad for all the valley views to be carved into small lots, and yet if they are full of like minded kindred spirits who have a similar respect for the environment and mutual love and hopes for their children I'm quite sure I would grow to love this. Recently we have met new friends who have made a nearby small block their weekender, and sure they break the country view but on the flipside they bring friendship and energies into the home. Perhaps the fact that they planted 300 trees along the fence line won my heart - as I believe privacy and trees are the key to a successful Tree Change community.

Personally I think sub divisions within the valley should have mandates around how many trees must be planted. I'm not suggesting high fire risk but responsible tree planting for privacy.

Funny thing I uncovered in the conversation, Real Estate Agents can be held responsible for these sub divisions. Truth is we as residents are responsible as we decide what is approved through our councils. The Real Estate Agent is just at the end of the line. Hopefully if they do a great job they will help attract the right kind of people to ensure the spirit of the community is retained.
